A Great Success of the 8th Asia Pacific Commercial Real Estate Cooperation Forum – China 2016

Now the commercial property industry in China is no longer the market compared to two or three years ago. And customers’ needs and behaviors are also changing rapidly in recent one or two years. The industry players are facing new challenges with concept like the post-90s, consumer tribe, the lazy economic, product stories, KOL etc. We are all living in a new era of consumer sovereignty!

The 8th Asia Pacific Commercial Real Estate Cooperation Forum (APCREC8) has been a great success on 24th-25th May 2016 at Shanghai Marriott Hotel Riverside, organized by Linver Insights, with four themes of “Creating Community”, ”Building Appearance”, “Shaping Scene” and “Cultivating Behavior” aiming to put “new DNA” to commercial projects.

Over 400 professionals and elites in across the whole commercial property value chain gathered in APCREC8. 39% of them are from property developers (decision makers from commercial, operation, digital marketing and design management department); 13% of them are from popular APP and community (Founders); 17% are principals from leading architecture firms; 13% are unique retail brands and markets; 12% are from leading O2O/e-commerce companies and product/solution providers.

The first panel is moderated by Vera Tang, associate partner from McKinsey with other panelists including Liu Wei Li, CEO of Linqu, Pu Li Zi, founder of Friends+ App, Yi Xian Feng, CEO&Editor of Qdaily and Ge Lin, VP of Operations from Yidao to discuss topics about how to better enhance customer experience and meet needs of “Next Generation” Consumers?

Yu Wei, CEO of One Way Space (as an affection community) introduced a public space of intellectual, ideological & cultural life.

Xu Lian Ming, CTO of Beijing RTMAP redefined the economic flow in the mobile Internet era and shared the case study of Joy City to explain how to connect customers with internet and better manage the customer flow at retail store.

As product community, Cai Yi Cheng, Co-founder of eLab; Jin Du, Founder & CEO of Wanruoguli  Group; Lin You Wei, Co-Founder of Aqua China and Hawk Wang, assistant chairman of UrWork(Beijing) had a discussion on topic: “From 0 to 1, From Loyal Community to High-Grade

Manuel N. Zornoza, founder & principal architect of LATITUDE; Emily Phang, partner of Foster+Partners; Mikkel Bøg, COO of EFFEKT Architects; Mauro Resnitzky, founding director of Girimun Architects and Wang Fang, Chief Executive Officer & Found Partner of logon shared their insights on architecture innovation saying “Farewell” to Traditional “Mall” .

Amy Xu, director of marketing department from Joy City Property Limited presented “Hey! We Are Standing at The Crossroads of Goods and Emotions!” and explained how to operate commercial by life style and manage quality customers by internet.

Sullivan Zhou, CEO of DataQuest China; Lu Jun, development director of He Ma Xian Sheng; Ken Goh, Partner of Pixel+ and Xu Lian Ming, CTO of RTMAP pointed that “Omni Channel” is out! “Integrated Commerce” will be the future!

Guo Da Lu, CEO of the Business Unit of Urban Life, Alibaba; CEO of Business Intelligence of MiaoJie explained the application of Miaojie and how it helps to better connecting the malls, tenants and customers.

The last session on Day one was presented by HanBroad, one of the biggest commercial consumer ecological integration platforms exclusively released a report on ecological business model of consumption under internet thinking.

The welcome gala dinner was hosted by RTMAP and all VIP guest enjoyed the food and participated the interactive lucky game.

Stream One: “Indoor” Scene

Amy Yang, VP of g+ The Urban Harvest; Huang Bo Qing, CEO of Grotto and Chen Zhao Long, Founder & CEO of PROJECT gave a discussion on topic of “Is Scene Only a Gimmick?”
Yu Si Si, founder of Dreams Factory shared her insights on different cooperative model between shopping mall owner and tenant.
Zhang Qing Hong, founder of Chronus Art Center (CAC) together with Michael Gu, founder of MOPLUS gave their comments on common failing of traditional commercial space.

Also senior representative from Greenland Business Group brought their shanghai project (Xuhui Greenland Centre) to this diagnosis session. Panel experts and other delegates gave lots of suggestions and innovative ideas for this project.  

Stream Two: “Outdoor” Appearance

David Buffonge, co-founder and executive Director of Lead 8 and Cao Bin, VP of RTKL discussed about whether it’s enough to purely relying on design innovation of independent building.
Andrea Destefanis, founder and chief architect from Kokaistudios and Chris Law, founding director from the Oval partnership shared their project cases and explained how to take advantage of “Renovation” language to reshape the commercial, cultural & Economic building value.

Also senior representative from Aoyuan Property brought their cultural tourism city project (Shaoguan Yinxiang Lingnan) to this diagnosis session. Panel experts and other delegates gave lots of suggestions and innovative ideas for this project.


Stream Three:  “Customer Flow” Management

First group discussion with experts from Li Ying Wei, innovation business unit director at Joy City; Eric Chan, director of operations & brand curation at K11 Concepts; Li Xin, vice GM at RTMAP gave us insight on how to make consumers more loyal.
Anson Li, President of Grandview Group shared his project Grandview Mall and explained the way to break traditional retail, create innovation on “customer flow” management.
Ren Wei, COO from Feifan E-commerce discussed about whether retail stores can perform as well as online stores.
Patrick Wang, director of digital operation from Shimao Commercial shared his insights with other panel experts about how to better combine commercial property and digital operation and also talked about his stories and experience when he was at Joy City and Longfor Properties.
